The following is a listing of the basic services Insite Architects provides. We would be happy to discuss these with you in more detail. We strive to adapt our architectural services to your specific needs.

Pre-design Consultation
Determine the feasibility of your project. We provide expert advice and realistic options on how to maximise the potential of your land or existing structure, and your budget. We will provide you with design options and cost options.
Feasibility Study
Determine if a property is a viable building site for the project you envision. Zoning and land use restrictions, views, access issues and the effects of site conditions on building costs are just some of the areas that we will assess to determine viability.
Site Investigations
Before we proceed with the design it is imperative that we fully investigate the site to obtain photographic and other relevant information.
Architectural Designs
Once the site has been investigated, the design process can begin to develop a schematic design for your project. The schematic design is then evolved and developed, including input from you, until the design has fulfilled your requirements.
Presentation Drawings
Preparation of 2D Architectural presentation drawings and the coordination of 3D computer renderings of your project.
Town Planning Drawings Application
The preparation of relevant drawings and an application for a Planning Permit can be made to council on your behalf.
Energy Efficient Designs, Ratings and Reports
Insite Architects is committed to energy efficient design solutions and is an accredited assessor to perform the ratings necessary to comply with state energy efficiency regulations.
Arrange Secondary Consultants
The recommendation and coordination of various consultants, including structural engineers, civil engineers, geotechnical engineers and land surveyors, that may be required for the project.
Contract Documentation
Working drawings showing fully dimensioned floor plan(s), sections, elevations, site plan, and construction details, which are coordinated with structural details and mechanical installations where required.
Building Permit Applications
The preparation of relevant drawings and an application for a Building Permit or a Demolition Permit can be made on your behalf.
Complete Documentation
The fit-outs for the kitchen, bathrooms, laundry, built-in-robes, etc. are designed and detailed closely with yourselves to meet your requirements and to your satisfaction. Reflected Ceiling Plan and Electrical Layout, including any proposed heating systems and/or fixtures are also prepared.
Project Specifications
The Project Specification is a written document fully specifying fittings, fixtures, materials, finishes etc. and setting out the standard of workmanship expected from the Builder.
Tendering and Negotiating Services
Includes the preparation of tender documents, the negotiations with a Tenderer to reach an agreed Contract Sum and conditions, and the preparation of a building contract between Proprietor/Client and Builder where we are appointed as the Architect.
Contract Administration Services
Includes regular site inspections to monitor and assess the progress of works. The receiving, assessing and certification of the Builder's Progress Claims/Invoices. The assessing and processing of any variations to the original contract, the issuing of site instructions and supplementary details to the Builder. The carrying out of an inspection during the defects liability period and preparation of a list of items for attention by the Builder, and the issuing of a final certificate.
